About the VA Mortgage Calculator

A VA loan needs no down payment and charges no monthly mortgage insurance, which is what makes it cheaper month to month than almost any alternative. In exchange it carries a one-off funding fee, normally financed into the loan. Enter the price, rate and term to see both.

The funding fee depends on your down payment and whether this is a first or subsequent use of the benefit, and it is waived entirely for borrowers receiving disability compensation. Putting money down is optional but it cuts the fee as well as the balance, so the calculator shows how the fee percentage steps down as the down payment rises. Because there is no monthly insurance premium, the payment is usually lower than an FHA or conventional loan on the same price.

Key features of the VA Mortgage Calculator

Zero down supported

The default case for a VA loan is financing the full purchase price, and the calculator starts there.

Funding fee tiers built in

First or subsequent use, and the way the percentage steps down as the down payment rises.

Exemption handled

Tick the disability compensation exemption and the fee is removed entirely from the calculation.

No mortgage insurance line

A VA loan carries none, which is the largest ongoing saving against FHA and low-deposit conventional loans.

Fee financed or paid in cash

Choose whether the funding fee is rolled into the balance or paid at closing.

How to use the VA Mortgage Calculator

  1. 1

Enter the price and down payment

A VA loan allows zero down, but any amount you put in lowers both the balance and the funding fee.

  2. 2

    Set the rate and term

Enter the VA rate you have been quoted and the length of the loan.

  3. 3

    Choose your funding fee

Pick first or subsequent use, or tick the exemption if you receive disability compensation.

  4. 4

    Add tax and insurance

These are still payable on a VA loan and are usually escrowed with the payment.

Frequently asked questions

No. Eligible borrowers can finance the full purchase price, which is the benefit most people use it for. Putting money down is still allowed and reduces the funding fee.
