The UK Mortgage Calculator works the way British mortgages actually do: a fixed rate for an initial period, then reversion to the lender variable rate. It shows both payments, your loan-to-value band, and an estimate of the stamp duty due on the purchase.
Enter the property price, your deposit, the rate and the term to get the monthly payment on a UK mortgage, on either a repayment or an interest-only basis, along with your loan-to-value band and an estimate of the stamp duty due on the purchase.
UK mortgages differ from American ones in a way that matters here: the rate is fixed for an initial period, usually two or five years, and then reverts to the lender variable rate. The calculator therefore shows both the payment during the fixed period and what it would become on reversion, because that is the shock people plan for badly. Loan-to-value is shown alongside, since UK lenders price in bands and crossing under 90, 85 or 75 percent moves you into a cheaper one.
The payment during the deal and what it becomes when the fix ends, which is the shock people plan for badly.
Switch between the two and see the balance outstanding at the end of an interest-only term.
UK lenders price in bands, so the calculator names the band your deposit puts you in.
Calculated across the standard residential bands so the purchase cost is not a surprise.
Most UK fixes allow ten percent a year overpayment, and the calculator shows what that is worth.
The calculator works out the loan and your loan-to-value band from these two figures.
Repayment clears the balance over the term; interest only leaves it outstanding at the end.
Enter the initial rate and how long it lasts, plus the total mortgage term.
See what the payment becomes at the lender variable rate when the fixed period ends.
A repayment mortgage pays down the balance so you own the property outright at the end. Interest only pays the interest alone, keeping payments low but leaving the full balance to repay when the term expires.
UK lenders price in bands, commonly 95, 90, 85, 75 and 60 percent. Dropping below a band boundary can cut the rate meaningfully, so a slightly larger deposit sometimes pays for itself quickly.
The mortgage reverts to the lender standard variable rate, which is usually much higher. Most borrowers remortgage before that point. The calculator shows the reverted payment so the difference is visible in advance.
The calculator estimates it on the standard residential bands. Rates differ for first-time buyers, additional properties and for Scotland and Wales, which use LBTT and LTT instead, so treat it as a guide.
