Down payment
—
The Down Payment Calculator works in both directions: from a price and a percentage to the cash you need, or from the cash you have to the price it supports. It reports the loan, the loan-to-value ratio, the payment and whether mortgage insurance applies.
Work from either direction: enter a home price and a percentage to get the cash you need, or enter the cash you have and see the price it supports. Either way you get the loan amount, the loan-to-value ratio and the monthly payment that results.
Twenty percent is the number everyone quotes, and the reason is private mortgage insurance. Below that threshold most conventional lenders add a monthly premium that buys you nothing, and the calculator shows what it costs so you can weigh saving longer against buying sooner. It also shows closing costs, which are the expense first-time buyers most often forget: they sit on top of the down payment and typically run two to five percent of the price.
Start from the price you want or from the savings you have, whichever way you are thinking about it.

See the monthly cost of putting down 5, 10, 15 or 20 percent without re-entering anything.
Type a percentage or an amount and the other updates to match.

As a percentage or a cash amount, whichever you are thinking in.
So the calculator can show the monthly payment each down payment produces.

Conventional loans start around three percent, FHA at three and a half, and VA and USDA at zero for eligible borrowers. Twenty percent is not required, it is simply the point where mortgage insurance stops.
At eighty percent loan-to-value or below, conventional lenders drop private mortgage insurance. That premium adds to the payment without reducing the balance, so removing it is a pure saving.
Yes. It can usually be cancelled on request once the balance reaches eighty percent of the original value, and it must be removed automatically at seventy-eight percent. An appraisal may be needed if you are relying on price growth.
Yes. Closing costs typically run two to five percent of the price and are separate, and lenders want to see reserves left over afterwards. Budget for both before deciding how much to put down.
